Receiving An Offer
Once an offer is received on the property you will be notified verbally and in writing. All buyers will be substantiated either by our recommend mortgage brokers or by providing written financial proof.
Offer Agreed
As soon as an offer is agreed we will write to all parties confirming the agreed price (and conditions if stated), produce a memorandum of sale and confirm solicitors details.
Once your solicitor has been instructed they will send out draft contracts to the buyers solicitors. The buyers solicitors will then start to make preliminary enquiries. Depending on how the purchase is being funded the next stage would be for the buyer to instruct for a survey of the property to take place. We will arrange and inform you of when this will take place.
Exchange Of Contracts
Exchange of contracts can only take place once the following have been confirmed and signed:
- Preliminary enquiries have been made after receipt of draft contracts
- Local Search Queries
- Fixtures and Fittings to be included in sale
- Title Evidence
- Buyers Mortgage Offer (If Applicable)
- Contracts Have Been Signed
- Deposit Has Been Paid (Usually Via Electronic Transfer)
- Completion Date Has Been Mutually Agreed And Set.
Completion
Completion can only take place once all monies due are transferred from the buyers solicitor to your solicitors account. Once the funds are cleared your solicitor will give us the go ahead to release keys.
